Try buying a run down hotel,even a piece of land with planning permision in the center of london for £405K,i think you would struggle.

But this isn't London, it is Amsterdam; all things are cheaper on the continent. And this place needs a full refurb; I'm not just talking bits and bobs here and there, I'm talking gut the place and start again.

And if it is such a fair price, why has it been on the market so long? Trust me, it is not going to sell at that price...

Found out last week it sold for €450,000, amazing high price for such a dump. Has great potential but needs heavy investment. The first thing the new owners have done is raise the prices 30%, so with this business acumen it should be back on the market soon. I’d give €200,000 and invest €100,000 then hope it breaks even in three years.

I stayed here for 3 nights costing 78euro (20th Oct-23rd and i had no problems what so ever!! The bed was clean and so was the shower. It had new carpets and new paint on the walls which was also very nice to see.

The Coffeshop was great! Nice variety of weeds about 5 and many different hash options afghan,temple ball etc etc.

I rele enjoyed my stay at this place and would certainly reccomend it to any one!

Pleased you have a good time. I visited Utopia for a coffee or two a few months ago and they had invested heavily. I was almost tempted to stay myself but they don’t have single rooms anymore, it is unimaginable how such small rooms could be converted to twins – anyone shared one of these yet!

In fairness they are trying very hard to update the image and yes the menu has improved dramatically over the last few months. The new owners are friendly but the atmosphere – we will just have to see.

Only been here the once but i found it to be ok! no pressure to buy stuff you didnt want & i would go back again for sure.

i always try an stay here wen i go 2 the dam it has nice hash and good customer service the rooms were fuckin cold though but as i understand it they have just done it all up so lookin 4ward 2 me next trip in may.
ha d the indian cream last time and it was a reallt y nice tasty relaxin smoke i have heard alota bad shit about this placebut i like it alot and i aint the sorta person tht will settle for shite

there was me thinking this place had been done up!
half way through the morning we heard mice in the wood work, the walls hadnt even been washed let alone painted.
i would however stay again on the basis that it is cheap and on my favorate street,, good place to watch crazy fucks at night time.
there weed looked like it had been stripped of crystals and was old and dry but there hash all looked good so i tryed some nepalaese , wasnt quite as good as abraxas and hgf but worth the 11 euros so i would buy again but as for the weed? rather smoke a lemon!!

I know it changed hands about a year or 2 ago,The price was a cool 1 million euros i hear .

i would do so much decorating you woulnt reckonise it and its in a really good spot..just a shame its so hard to move over.
not sure exactly what you would need to do but i think for a start i would need to learn dutch,,
why cant this country just stop pissing things up and get thiersevels organised like holland .

The govt are happy things are in a mess! that way were kept in this desperate state + were easier to manage.
